Restoration and home repair run on slightly different tracks, but the through-line is the same: clear scope, honest pricing, and no surprises.

How a restoration runs.

    Send photos

    Text or email a few photos plus what you know about the piece — maker, era, condition, any damage. I'll reply with a ballpark the same day if the scope is clear, or I'll ask to see it in person if it isn't.

  2. 02

    Pickup or drop-off

    Pickup is included within 25 miles of the shop. We load carefully, wrap hardware and glass, and log any existing damage on intake so there are no questions later.

  3. 03

    Evaluation & proposal

    Once it's on the bench, I spend 20-30 minutes with it. You get a written proposal — scope, materials, timeline, and a flat price. Fifty percent books the slot.

  4. 04

    The work

    Strip, sand, repair, stain, finish. Every step photographed. If the piece surprises us — a hidden crack, a veneer issue — I call before I improvise.

  5. 05

    Delivery

    I deliver finished pieces back assembled, dust-wiped, and hardware installed. You inspect before I leave. Balance settles on completion.

    Walkthrough or photos

    For larger jobs, I'll come by and walk it with you. For smaller punch lists, good photos and a short list are enough to scope it.

    Flat-rate proposal

    Line-item proposal with a flat price per item, not itemized hours. Materials included. You know what it costs before we start.

  3. 03

    Schedule

    Booked jobs get a confirmed start date. Fifty percent at booking holds the slot. If the timeline changes on my end, you hear it first.

  4. 04

    Dust-controlled work

    Drywall and paint work means plastic, zippered doors, HEPA vacs, and floor protection. The rest of the house stays clean and livable.

  5. 05

    Walk the finish

    We walk the work together before I pack up. If anything isn't right, it gets fixed that day. Balance settles on completion.

Do you price by the hour?

No. Every proposal is a flat rate per line item, with materials included. You know what the job costs before I start, and you aren't watching a clock.

How do payments work?

Standard terms are 50% at booking, balance on completion. I accept Zelle, Apple Cash, Venmo, and card (3% fee on card).

Do you subcontract?

No subs, ever. If you hire JHR, you hire me. The phone number on the website is my number.

How long do restorations take?

Typical timeline is 3-5 weeks from pickup to delivery, depending on size, scope, and finish complexity. Rush jobs are possible sometimes — ask.

Can you work around tenants or furniture?

Yes. Dust-controlled zones, zippered doors, HEPA vacs, floor protection. I do tenant-turn punch lists regularly for property managers.
